That’s where we come in. 

Entrees homes are designed to combine high level architectural details with cost conscious building practices, allowing you to enter the market at a realistic price point. To put it simply, Entrees offer all of the design perks of hiring a modern architect to design your home, we’re just introducing an approach that greatly reduces your cost.

But why are architects so expensive to begin with & how are we bypassing that cost? 

Great question!

First let’s discuss why hiring an architect is usually so much more intimate & advantageous than simply paying a developer to build you a home. 

For starters, to earn their masters degree architects must go to graduate school to study design down to its core fundamentals. From philosophies & schematics to life safety codes & standard design guidelines, architects see the process differently in all the best ways & that’s why they; dare we say, appropriately; command their fees. It’s a lot of work. To add perspective, an architect will charge a fee anywhere from 8%-12% of the construction cost for a new home design depending on the level of details and interior design you might want them to include. The best residential designers, in our humblest of steadfast opinions, are those who design everything. The take it from paper to dirt & from dirt to doorknobs. All of it. And so if you do that math & assume say a respectable $750,000 entry level price point, that clocks the architect’s fees in at anywhere from $60K-$90K. That’s a substantial chunk of the budget for most people in the market to build a home, especially one that’s still well under a million dollars. With that knowledge it’s easy to see why most people might be swayed to bypass real architectural design & succumb uninspired, albeit more affordable, builder-grade design standard. 

Around here we’ve come to call that look, “Developer Modern”.  

It’s unfortunate but it’s the state of the market. The details get overlooked & buyers seeking to save money while at the same time still finding a few extra square feet, are increasingly willing to settle for subpar design details.

That’s a famous & incredibly meaningful quote from Charles Eames, one of the most respected architects & designers of the modern era & we don’t just believe in this statement, we live by it. 


The Floor Plans

  • Entrees 1.1

    The 1.1 is a studio style home that is compact but ultra versatile. Like a swiss army knife. Perfect for the no-kiddos type(s) who work from home. Also a perfectly suited short term rental (STR) investment build. Got a little plot of land in a plush getaway? Build a quartet of these with a communal area & turn on the passive income! It’s an 1100 square foot Urban Progressive design that packs a lot in, offering plenty of living & kitchen space for those who might live minimally but still enjoy entertaining friends & family. The flex space is designed to be the perfect studio but can also double easily as a den that can convert to a sleeping quarters for your STR travelers. We’ve even had people ask about using them for their own commercial office spaces!


  • Entrees 2.2

    The 2.2 is a spacious 2-Bedroom / 2.5 Bath, 1900 square foot home that feels & flows like something much bigger. The grand procession style entry leads past a generous studio flex space & into the dramatic main living space with two story ceilings & ultra high level design details. The kitchen is designed to entertain & engage the dining & living room areas creating a strong & communal open floor plan. Still, both bedrooms are provided with excellent separation from the main living areas to assure privacy regardless of what sort of social activities might be taking place in the rest of the house.


  • Entrees 3.3

    The 3.3 sets the perfect stage for a small family or luxury short term rental (STR) show stopper. At 3200 square feet it’s packed with space: 3 bedrooms, 2.5 baths, & a massive studio flex space on the second floor that can make for an large creative studio, kids play area, or a getaway den. On the STR side you could easily pack in 10-12 people comfortably if you’re trying to max it out. Us? We’d style it as a luxury STR suited for a family getaway to sleep 4 families comfortably in the mixx.


SO THEN, HOW DO WE GET PAST THE COST OF AN ARCHITECT?

It’s simple. We’ve developed our first three single family home (SFH) designs to be sold “pre packaged” on a larger scale. It’s not a new concept. Large format home builders have been doing it for many decades. We’re just taking a new-aged, design-first approach to it in an effort to put more progressive designs into the world at around the same cost as the bigger, less thoughtful corporate builders in the industry. We don’t want to be the big track home builders. We just want to offer bigger value & better designs to a broader audience. 

Keep it tight. 

Our first three designs are available at around $1900, $2900, & $3900 respectively, & we’ve developed plans that maximize any standard RM-12 lot (That’s a 50’x100’ Lot) for a perfect fit in most communities. Still, if you see an opportunity to enhance our design to fit your individual needs then our plans can be effectively & affordably customized to fit your criteria. Once you’ve purchased your plans all you have to do is schedule a designer consultation with us and we’ll connect you with one of our lead designers to address your custom options. We’ve meticulously designed each of our homes to maximize square footage & accentuate the details but we appreciate those who have the urge to customize, even if it’s just moving a wall or window by a few inches. Your house, your rules! 

By offering these pre-packaged sets of plans we’re able to reduce the cost of the design process by as much as 90%. That's NINETY. Nine-O. Oh yeah! They’re designed to fit seamlessly into just about any community and we’ve spec’d them to be built on a budget between around $150-$200 per square foot.*

AADMIXX has been designing & building high level single & multi family homes in Tampa, Florida since 2014. Our signature style is called Urban Progressive & we define it as, Modern but not quite minimal or Miami, & industrial but still very familiar & welcoming. We believe residential design should maintain a certain level of comfort, eclecticism, & most importantly a sense of individuality.
